KÉSZ Group holds topping-out ceremony – Szeged's newest office building, TILIA, structurally completed
In July, Szeged's most modern office building reached its peak height, and the occasion was celebrated with a topping-out ceremony. The TILIA Office Building combines modern architectural and sustainability solutions while preserving the city's historical values. The project is constructed as an investment project by KÉSZ Group, with the joint efforts of the Company's subsidiaries and strategic partners, and is expected to be delivered in the Q2 2025.
The project is being implemented through the development of KÉSZ Ingatlan Kft., with construction carried out by KÉSZ Group member companies and strategic partners. The TILIA building will unite sustainability, a worker-friendly environment and a community experience. The realisation of the office building plays a prominent and emblematic role in the life of the Group, as it is a self-developed project, with several subsidiaries and strategic partners working together for success.
In his speech, KÉSZ Group CTO László Szalados emphasised the following: “Thanks to its unique structure in the market, KÉSZ Group is capable of serving the entire construction industry value chain from design, through manufacturing and construction, to operation. Thus, it is always a pleasure for us to participate in a project where we can utilise our expertise as broadly as possible. Moreover, Szeged holds special significance for our Group, as what has now grown into a huge international group of companies present in 5 countries all started 42 years ago in 1982 in Kiskunhalas, with work community of merely four people. It is a joy and an honour for us to work on a project that further enhances the splendour of this magnificent city.”
During the design of the building, a key consideration was to blend the spectacular exterior façade of the former Art Nouveau girls' school with modern elements tailored to future needs. The building's permit plans were prepared by Singer Design, the construction plans by bim.GROUP, and the interior design plans by Upper Design.
The new office facility will provide state-of-the-art solutions to facilitate efficient work. Energy efficiency is supported by Category "A” mechanical and electrical systems: with local renewable energy production, geothermal ground probes and heat pumps, as well as solar panels. The new office building will feature a modern curtain wall design, with vast glass surfaces and a detailed louvre system. Rethinking the traditional roofline has produced a distinctive architectural form, with some parts of the building rising two storeys high and others extending to three. With a focus on sustainability, KÉSZ Group is aiming for the TILIA office complex in Szeged to be the first in the city to achieve BREEAM Excellent certification, along with WELL Platinum and Access4you Gold certifications. This goal is reinforced by the developer's commitment to plant a tree for every twentieth occupied workstation, thus compensating for the building's carbon footprint.
Mihály Megyeri, Real Estate Development Project Director, summed up the uniqueness and significance of the office building under construction as follows: “The TILIA Office Building is a long-awaited development for our Group, and we can proudly say that it will be the most modern and environmentally-conscious office building in Szeged."
